Home Renovation Loans

When it comes to financing and home renovations, there are several types of loans available. Let’s explore them:


Purchase Mortgage with Home Improvement Funds:

  • This type of mortgage combines the purchase of a home with additional money specifically allocated for home improvements.
  • It allows you to address renovation needs right after buying the property.


Government-Backed Renovation Loans:

  • These loans are backed by government agencies or government-sponsored enterprises.
  • They include funds for both purchasing and upgrading a residence simultaneously.

Examples: 

  • Fannie Mae’s  HomeStyle Renovation: Offers 15- or 30-year        mortgage terms with down payment requirements as low as 3%.
  • Freddie Mac’s CHOICE Renovation: Provides a fixed-rate mortgage with a minimum down payment of 5%.


Refinance with Cash Payout:

  • You can refinance your existing mortgage and receive a cash payout.
  • Use this option to fund your home renovation projects.


Home Equity Loan or Line of Credit (HELOC):

  • These loans use your home equity as collateral.
  • Home Equity Loan: Provides a lump sum amount for renovations.
  • HELOC: Allows you to borrow against your home equity as needed.


Personal Loan (Home Improvement Loan):

  • Sometimes referred to as a home improvement loan.
  • Typically, unsecured (not tied to home equity).
  • Useful when you don’t have substantial equity in your home.
